Imagine an ideal vacation in a spacious, modern 200 m² villa, created for the enjoyment of 6 people. Located on a fully fenced 650 m² property, this house offers you absolute privacy because the owner does not live on the property. All around you is a soft, green lawn with automatic irrigation, ideal for relaxing. Is the team ready to socialize? Parties are allowed (just keep in mind that youth groups are not allowed). Relax and Have Fun Inside the Villa
The entire house is air-conditioned, so you can adjust the temperature in each room exactly to your liking, and for cooler winter days there is also comfortable underfloor heating. Of course, fast WiFi is available throughout the property.
• Fun without limits: Boredom does not exist here! Inside the villa, board games for family evenings and a game console for real gaming tournaments await you.
• Living room: A huge sofa for 6 people is perfect for movie nights with Smart/SAT TV, and there are blackout curtains if you decide to take an afternoon nap.
• Kitchen and dining room: A real little empire for gourmets! It is fully equipped (induction, oven, microwave, dishwasher, toaster, kettle), and start your mornings with the smell of coffee from an Italian mocca or capsule machine. There are also basic spices and a table for 6 people. If you are traveling with babies, no worries - a cot and high chair are available!
• Additional comfort: Washing machine, iron, ironing board and a separate guest toilet.

Bedrooms Where You Will Rest Like a King
All three bedrooms have large double beds (160x200 cm), air conditioning, underfloor heating, a safe, a cot, a wardrobe and a private bathroom - for maximum comfort and privacy without waiting in line.
• Room 1 (Ground floor, 18 m²): Has its own balcony for your first morning coffee. The bathroom (8 m²) offers a shower cabin, bidet, hairdryer, soft bathrobes and cosmetics.
• Room 2 (1st floor, 17 m²): A quiet room on the first floor with a bathroom (8 m²) featuring a shower cabin, bidet, hairdryer, bathrobes and cosmetics.
• Room 3 (1st floor, 19 m²): The largest room with a luxurious bathroom of 20 m²! Here you can choose between a relaxing bath in the bathtub or a quick shower, and there are also two washbasins, bidet, bathrobes and cosmetics.

Courtyard, Heated Pool and Sports Activities
The outdoor area is the real heart of this villa, created for enjoying the sun, sports competitions and warm evenings.
• Private heated pool: The 24 m² pool (1.5 m deep) with a staircase is open from 01.05. until 31.10. The water is treated with chlorine, and there is an outdoor shower right next to the pool for refreshment.
• Outdoor activity: The grounds contain great sports facilities! Challenge your team to a game of table soccer or play an exciting match of table tennis.
• Socializing and barbecue area: The covered terrace hides a comfortable lounge area and an outdoor dining table. The barbecue is a real treat for masters of the trade – gas, charcoal and all the necessary equipment are available!
• Parking: Free, private parking for 2 cars awaits you inside the property.
